Why don't you have an occupancy calendar?
Experience has shown that booking calendars are often not updated regularly or may be maintained incorrectly or incompletely. This can unfortunately lead to disappointment when guests are informed after making a reservation that the holiday home they selected is no longer available. That’s why we take a cautious and responsible approach. Before confirming any reservation, we personally verify real-time availability on a daily basis. This ensures absolute clarity and security for both, you and us, so you can make a binding booking with confidence, knowing that your chosen villa or finca is truly available and that you can look forward to your upcoming holiday with complete peace of mind. Because anticipation should be joyful, not uncertain.
How does the reservation/booking work?
1. Choose your holiday home. Ask us with the respective reservation request for the selected property. If none were available, we can submit another vacation home via our portfolio.
2. Booking request. Please use our inquiry form and be sure to state your preferred (and ideally an alternative) travel period. We will check the actual availability and only then will we confirm the vacation home on the current terms and conditions and cancellation conditions.
3. Booking confirmation and payment. For the binding booking you will receive the rental contract with the payment options.
4. Enjoy your vacation with a personal check-in and, on request, a full-fridge service (extra charge) for the day of arrival.
But our job doesn't end after the booking, because we are available for you 24/7 during your vacation. For all questions and requests.

Every villa, finca, and holiday home we offer is personally inspected, legally verified, and carefully selected according to strict quality and licensing criteria. We work transparently, protect your privacy, and provide personal support before, during, and after your stay. No anonymous platforms, no automated processes – just real people, clear communication, and reliable service. From the first enquiry to your return home, we are available to our clients and take responsibility for every recommendation we make. We advise and support our clients exactly as you would expect from a traditional travel agency. The only difference: we do not operate a physical office, we work entirely online. This allows us to be more flexible and more accessible than many brick-and-mortar agencies. We are available beyond standard opening hours and adapt to our clients’ needs, even at unusual times if required. Sometimes, that may mean answering enquiries on a public holiday or even on Christmas Day. Because personal service is not defined by office hours, but by availability when it truly matters.
Will I receive a rental agreement?
Once all details are confirmed, a written rental contract will be issued (in German or in English), clearly outlining the terms, conditions, and services included in your booking. This ensures transparency, legal security, and clarity for both parties. We review all agreements carefully and are happy to explain any details before you sign, so you can book your holiday home with complete confidence and peace of mind.
What are the cancellation conditions?
In deviation from the provisions in the General Terms and Conditions of Business, the cancellation conditions may also vary individually depending on the holiday home or be agreed on a case-by-case basis (e.g. during the COVID-19 pandemic). Cancellation conditions are determined by the owner or manager of a holiday home.
Is there a contact person on-site?
Yes. With your check-in you also have a contact person on site and you can also reach us as an agency 24/7 during your stay. We will clarify your questions and requests and support you in all matters.
How is waste disposal & recycling handled?
Waste disposal in the Balearic Islands is generally organised via public collection points (containers), which are usually located close to the property or along nearby access roads. Waste is separated for recycling, typically into the following categories/color coding: • General waste (grey) • Paper / cardboard (blue) • Glass (green) • Packaging / plastic & cans (yellow) Upon arrival or in the guest information folder, you will receive details on where the nearest collection points are located and how waste disposal is organised locally. Please note that proper waste separation and disposal are important both for environmental reasons and to comply with local regulations.
The disposal times are clearly displayed on the respective container (e.g., for glass or non-recyclable waste). These may vary depending on the municipality or location! We want to avoid you being fined.
What is the ECOTASA (Sustainable Tourism Tax)?
On July 1, 2016, Law 2/2016 on the ECOTASA (tourist eco-tax) came into force.
The ECOTASA, also known as the Sustainable Tourism Tax, is a mandatory local tax imposed by the Balearic Government. It applies to all guests staying in tourist accommodation on the Balearic Islands. The tax is charged per person, per night, depending on: • the type and category of accommodation • the season (high or low season)
Who has to pay the ECOTASA? All guests aged 16 years and over are required to pay the ECOTASA. This is payable from the first night. Children under 16 years of age are exempt.
How and when is it paid? The ECOTASA is usually charged on-site by the owner or as a fee when booking.
What is the purpose of the ECOTASA? The tax supports projects that promote: • environmental protection • sustainable tourism • cultural heritage • infrastructure improvements on the Balearic Islands The current ECOTASA rates are as follows (season/category): High Season (May to October) • Finca / Villa: €2.00 + 10% VAT (IVA) • Rural hotels, agroturismos, finca hotels: €2.00 + 10% VAT (IVA) • Holiday apartments (1–3 keys): €2.00 + 10% VAT (IVA) • Holiday apartments (3 keys superior): €3.00 + 10% VAT (IVA) • Holiday apartments (4 keys): €4.00 + 10% VAT (IVA) Low Season (November to April) • Finca / Villa: €0.50 + 10% VAT (IVA) • Rural hotels, agroturismos, finca hotels: €0.50 + 10% VAT (IVA) • Holiday apartments (1–3 keys): €0.50 + 10% VAT (IVA) • Holiday apartments (3 keys superior): €0.75 + 10% VAT (IVA) • Holiday apartments (4 keys): €1.00 + 10% VAT (IVA)

Why Do I Have to Follow Noise Regulations in a Holiday Home?
Holiday homes and villas in the Balearic Islands are often located in residential or quiet rural areas, where local residents live year-round. To ensure respectful coexistence, noise regulations and quiet hours apply equally to residents and holiday guests. After Covid-19, this law was scrutinized even more closely in Ibiza.
In this respect, from 11:30 p.m. the volume outdoors must be reduced to a room volume of max. 35 dB(A). Or, ideally, you should move your music indoors in the holiday home to avoid annoyance or even a complaint from a neighbor.
These rules exist to: • protect the quality of life for neighbours • prevent conflicts and complaints • comply with local laws and official regulations • safeguard the long-term permission for tourist rentals
Especially during the evening and night hours, strict quiet times apply. Violations may result in complaints, fines, or in serious cases, termination of the stay. We kindly ask for your understanding and consideration.
Respecting these rules helps ensure that all guests can enjoy a relaxed and pleasant stay. Now and in the future.
IMPORTANT NOTICE: As soon as there is a complaint about disturbing the peace at night, the Policia Local is obliged to investigate and visit the vacation home to issue a warning. If you are of the opinion that this should not deter you, then at the latest when the Policia Local appears in front of you for the second time: then there is the threat of a hefty fine and the owner can even lose his tourist rental license if there are several violations. That's trouble you really should avoid!
Which emergency numbers do I need to know on the Balearic Islands?

Is there an emergency dental service?
It is the weekend in Ibiza and you have broken a crown or have a bad toothache? In the Balearic Islands, the Official Dental Association of the Balearic Islands (CODB) has organized an emergency service. This means that you as a patient can receive dental services in urgent cases at the weekend and on public holidays.
On Mallorca, Menorca and Ibiza, you can call the emergency service on Saturdays, Sundays and public holidays from 9 a.m. to 9 p.m. on +34 971 722 255.
You will then be given a contact person on duty for the respective island who will arrange an appointment with you.
Where can I find a hospital in Ibiza?

IMPORTANT NOTICE : If you are from an EU member state, you will need the European Health Insurance Card (EIHC) for treatment in a state hospital. Then you do not have to pay in advance.
Where can I call for help in case of fire?
If you notice smoke, flames, or a fire, especially in rural or natural areas of the Balearic Islands, please act immediately! 🔥📞 Please call 112 = the European emergency number This number also applies in Spain and is free of charge, available 24/7. You may speak English or German. The operator will alert the fire brigade, police, and emergency services What information should you provide? • Location of the fire (street, landmark, nearby buildings or nature) • What is burning (vegetation, building, vehicle, etc.) • Whether there is immediate danger to people, animals, or property
IMPORTANT NOTE:
If you are in a rural area, every fenced-in property or house has a WHITE SIGN WITH ITS EXACT LOCATION, e.g., Poligono 16, 123.
This helps with coordination, for example, if an additional firefighting aircraft is needed and how quickly the fire department can get there.
What is the difference between the Policia Local and the Guardia Civil?
The Policía Local (= local police) is the executive unit that is responsible in particular for monitoring public spaces and traffic on roads in built-up areas. In this respect, each municipality has its own unit, which reports to the Ajuntamento (= town hall). During tourist periods, German-speaking police officers are often deployed to provide linguistic support.
The Guardia Civil (= Civil Guard) is responsible, among other tasks, for general road traffic, including accidents outside built-up areas and vehicle checks. It performs essential security and criminal police tasks, carries out identity checks and combats drug-related crime. It is also responsible for coastal protection.
How high are fines in Spain?
SUN, FUN & DRIVING Sounds good, but when you're driving, you have to realize that certain rules must be observed, especially when you're on vacation. Even if it's nice and relaxed in the south. Did you know, for example, that drivers are not allowed to wear open sandals (i.e. without a firm grip, such as flip-flops) when driving a vehicle or riding a moped? In addition, there are stricter catalogs of fines on the Balearic Islands. So keep your eyes open in traffic.
How can I identify legal taxis or licensed chauffeuer services?
To help distinguish between a legal taxi or licensed chauffeur service and an illegal so-called “pirate taxi”, specific vehicle identification features have been introduced in the Balearic Islands. Since 2018/2019, vehicles operating with an official VTC licence (Vehículo de Transporte con Conductor) are required to display a BLUE REAR LICENSE PLATE plate with white lettering. But: the front licence plate remains white with black lettering, which is normal and correct. Licensed VTC vehicles are officially registered and operate with a valid VTC licence, a professional driver and official identification documents We strongly recommend only using licensed taxis or VTC vehicles. Please do not accept rides from unlicensed “pirate taxis”, which are sometimes found at airports or near beach clubs, especially in the early evening or in night. Using illegal transport services not only carries the risk of being overcharged, but also compromises passenger safety, insurance coverage, and service quality. Please, for your safety and peace of mind, always choose officially licensed transportation.
Why do parking lots have different colors?
Parking lots in the Balearic Islands, as well as on the mainland of Spanish, are often color-coded to clearly regulate who is allowed to park where, for how long, and under what conditions. The colors help to distribute parking spaces fairly and avoid traffic problems. 🔵 Blue markings = short-term parking spaces (Zona Azul), ideal for tourists and non-residents Subject to charges (ticket from a machine or via app), parking time usually 1–2 hours Applies at certain times of the day and on certain days of the week (please note the signs; times usually differ between summer and winter). 🟢 Green markings = Resident parking (Zona Verde) Primarily or exclusively for residents with a parking permit For non-residents, usually more expensive or very limited in time, or in some cases completely prohibited. ⚪ White markings = Free parking, the easiest and best option for parking No time limit, unless otherwise indicated. These parking spaces are usually found in residential areas or outside city centers. 🟡 Yellow markings = Absolute stopping and parking ban 🔴 Red markings = Strict parking ban (e.g., to keep emergency routes clear)
